I was asked by the owner of this company to come in and build a “stand alone” service
company within his company. The business was primarily a new construction oriented
company with techs mostly fulfilling warranty obligations to the construction customers
and the general contractors. I began with 5 techs and shortly grew to 7 techs covering the
state of Florida from Miami to Pensacola. The company focused mainly on the healthcare
industry, mainly nursing homes and assisted living centers, with some hospitals included.
I also went in the direction of servicing beachfront condo associations and quickly built a
thriving service business. I was responsible for generating all quoted work , including :
repairs, installations, project work and maintenance contracts. I also was responsible for
dealing with all customers, billing, dispatching techs on a daily basis, I was given 1
person in the office for help in answering the phones, and 1 person for help in processing
and the actual invoicing of bills. In the short amount of time I was with Medic Air
Systems the company went from less than $800,000 in service revenue to almost $2
million by the end of the year, with several of the customers writing letters to the owner
complimenting the company on the direction it had taken with new management and its
service capabilities. I was also able to now target the chilled water market whereas in the
past Medic air did not have the experience or knowledge to service this sector of the
industry and had always relied on subcontractors to fill this void. So, the company was
now also making money in this sector rather than giving it away.

As a manager I was given 4 capable techs, one with 19-20 years experience, and 3 with 9-
15.In my time at Cortez, the number of techs went from 4 to 12 to accommodate the
growth in business that we experienced.
The service customers were split into "healthcare/retirement" and "light/heavy
commercial" service.
Many hours were spent considering the split, and I was excited about the potential.
I was directly responsible for some of the top 5 customers for Cortez. From a historical
dollar perspective, my biggest new client was Verizon. Cortez had been performing
service and installation work for Verizon for 7 years now, and as I mentioned, it is a very
elite club. Additionally, my primary customer base included the USPS, local government
work, school boards (4), local commercial management customers (6M sq'+)
In 2007, Verizon accounted for some 1400 hours of work, SCM (Sarasota Commercial
Management) 1100 hours, assorted other commercial clientele, 3500 hours.
Given my talent for sales and new customer acquisition ,Cortez believed that my talents
would be best utilized in a broad commercial market.
In real numbers (and these are not for general distribution)
Cortez did 5.17M last year. My crews (through their efforts, far in excess of mine) did
2.53M. in 2007 that was 13 of 47 employees accounting for almost half of the companies
revenue. I also controlled the flow of work to the 12 Techs, quoted new projects,
maintenance contracts, and managed all service calls . Scheduled training for all techs,
did job performance reviews, dealt with customers and customer related issues, continued
company growth and overall profitability. Supported techs in the field with technical
support as needed, and hired additional help as work dictated.
