I have managed successful commercial, industrial and infrastructure site development and construction projects of all sizes up to $100M. Coordinating contractors from all trades, suppliers and engineers, I ensure that complex projects run to maximum efficiency, meet all compliance and design requirements and satisfy client needs. Selected Accomplishments
Adjusted workflow and set schedule for new 12,000 SF out of the ground Butler Building in Raritan Township, NJ for Confident Canine client. Project consisted of retention pond with separate storm water and sanitary septic systems (3 large septic tanks), large sitework contract with block retaining wall, one story complete package metal Butler Building, full fitout office space and new utility (gas, electric, communication) undergroumd conduit for the building. C, of O and occupancy by owner scheduled for December. Project had no OSHA recordable incidents.
Set schedule and workforce for new 50,000 SF out of the ground building in Warren, NJ. for Devli Development from Wallington, NJ. Project consisted of 9,000 CY fill with material generated on site, concrete footings & slab supporting a premanufactured building by NUCOR, New underground utilities gas, power, water and sanitary were brought in. A 5,000 SF mezzanine with complete fit out, elevator service and (7) loading docks included. A single tenant for the entire building was arranged by the owner with occupancy scheduled for November. Project had no OSHA recordable incidents.
Adjusted workflow and schedule to complete buildout and renovation of existing municipal building in
Union Beach, NJ. Project consisted of completion of new addition and renovations to existing building.
Being the third contractor, we had to restart the site after the COVID shutdown using existing subcontractors which presented additional challenges administratively and in the field. We were able to get past the challenges, obtain all inspections with a TCO and move the township administration into the new offices on schedule. We started renovations to existing building, had all inspections completed, obtained a C of O and moved additional township administration into renovated offices on schedule. Project had no OSHA recordable incidents.
Set schedule and workforce for demolition of an existing manufacturing plant and the building of a new 125,000 SF precast warehouse in Edison, NJ for March Construction from Wayne,NJ. Project consisted of demolition of an existing manufacturing facility, mitigation of existing petroleum contamination and new building pad with concrete work, precast panels and steel erection completed. Storm, sanitary, fire protection & power were completed with Covid-19 restrictions. C of O was obtained with no OSHA recordable incidents. Being directly across the street from a residential neighborhood, noise limitations & dust/mud restrictions created additional challenges.
Adjusted workflow and schedule for (2) new side by side out of the ground warehouse buildings in Cranbury, NJ. Project consisted of removal of existing underground conduit, sanitary and storm water lines, new storm water detention ponds, removal & replacement of unsuitable material, installation of new underground sanitary, domestic and storm water systems, concrete work, steel erection, cast in place concrete panels, new electric service, fire sprinkler and HVAC systems, EPDM roofing with provisions for solar panels and installation of glass panels. The Sudler Group from Chatham, NJ had a requirement to build (2) side by side warehouse buildings in Cranbury, NJ. Work was accomplished by using a 6 day work week due to a late start from plan reviews. Projects were completed on time with no OSHA recordable incidents.
Directed workflow and schedule for out of the ground FedEx Ground project in Wayne, NJ. Project involved removal of old underground production pipe, removal & replacement of unsuitable material, earthwork, installation of underground detention for storm water, concrete work, steel erection, precast concrete panels, new electric service, fire sprinkler and HVAC systems, TPO roofing with provision for solar panels, office fit out and installation of conveyor systems. Rockefeller Group from Morristown NJ had a requirement from FedEx to build a new distribution center in Wayne, NJ. Project was completed on time without any OSHA recordable incidents.
Set schedule and workflow to accommodate Regeneron Pharmaceutical fit out in Tarrytown, NY including new mechanicals, labs, offices, electric services, data closets, auditorium and a complete cafeteria. The Pike Co./ URS Joint Venture had a requirement to fit out a new building shell for Regeneron Pharmaceutical in 6 months. The work was accomplished with (2) shifts for a total of 400 tradesmen working a 6 day week. The project was brought in on time without any OSHA recordable incidents. And built a 8,000 SF addition to an existing Wegmans liquor store in Ocean, NJ. This project was completed on time without any OSHA recordable incidents.
Adjusted workflow and schedule for 2 new warehouse buildings in Katy, TX and Richmond, VA.plus owner directed multiple fit outs in occupied buildings and new fit out work in unoccupied leased buildings. Medline Industries from Chicago, Illinois had a requirement to build 2 new large warehouses and to update existing office fit outs in six warehouse buildings and new office fit outs in leased warehouse space in three other locations. The work was accomplished using extended hours with minimal interference to normal operations. Projects were brought in on time without any OSHA recordable incidents.
Directed workflow and schedule for owner driven multiple drawing addendums. Alpina Foods from Bogotá, Columbia built the first Columbian yogurt factory in the United States. Epstein Construction designed and built the 50,000 s.f. yogurt manufacturing plant in Batavia, NY. To accommodate weather conditions and owner drawing addendums, I constantly adjusted workflow/schedule to maintain project schedule. This enabled the plant to be brought online, pass regulatory inspections and produce saleable product within planned timeline. Project was brought in on time without any OSHA recordable incidents.
Adjusted schedule and workflow to accommodate arduous weather conditions. Jacobs Engineering, AMTRAK client, needed to upgrade ADA requirements at 6 railway stations and demolition with new large station built in five months. Built relationship with CSX, Norfolk Southern and AMTRAK to coordinate multiple trade contractors maximizing available days without interference to working railroad schedule. Project was brought in on time without any OSHA recordable incidents.
Revamped workflow to meet tight project deadlines. Panattoni client Niagara Bottling Co. needed 320,000 SF manufacturing plant built in less than six months. Coordinated scheduling of diverse trade contractors, maximizing efficiency while allowing trades to be working simultaneously enabling the plant to be brought fully online in planned timeline without any OSHA recordable incidents.
Overcame environmental concerns to bring project in on time and under budget. Panattoni office tower project was stalled due to situation in environmentally sensitive location. Built strong relationship and coordinated closely with county and state government agency officials, eliminating regulatory roadblocks. Brought project back on schedule.
Collaborated with government agencies to meet strict compliance challenges. Strict compliance requirements in Chesapeake Bay region had potential to derail 55 acre Panattoni project. Developed working relationship with state and county officials. Created inspection plan, enabling project to proceed without regulatory bottlenecks.
Avoided weather-related delays on 500,000 s.f. project. Panattoni warehouse construction project for Medline Medical supply manufacturer was threatened with winter weather delays. Organized schedule to coordinate trades, maximizing available days of exterior work balanced against interior tasks. By reducing stoppages, brought project in on time without any OSHA recordable incidents.
Managed additions to existing hospital without interfering with operations. Two Damon Douglas medical center projects faced challenge of not interfering with site already in use or threatening safety. Coordinated construction with hospital management. Avoided impact on operations, bringing projects in ahead of schedule and under budget without any OSHA recordable incidents.
Directed infrastructure upgrade for Turner at medical school hospital. University of Medicine & Dentistry of NJ (UMDNJ) needed to upgrade electrical substation and demolish a 125,000 s.f. building. Coordinated with facility management, contractors and suppliers to execute complex project on time with minimal disruptions to operations and without any OSHA recordable incidents.
