Ashburn, GA - Property Manager
Manage a 50 unit apartment complex; supervise 1 employee; show available
units to prospective residents; post invoices to be paid and make sure
vendors are paid on time to avoid additional expenses; collect and post
tenant rent payments; file evictions on delinquent accounts; create and
serve residents letters; interview and hire new on site staff members;
conduct monthly inspections on residents apartments; complete all
paperwork for move-ins and annual recertification's; run criminal and
credit check on all new applicants; send out all appropriate paperwork to
be filled out for applicants qualifying process; approve or deny
applicants based on there qualifications; inspect turn-key units to make
sure they are ready for move-in; pick up supplies; mail/drop off all
vendors checks to appropriate vendors; handle resident complaints;
organize resident activities; manage and maintain all residents accounts

Accomplishments- When I came to manage Village Green Apartments the
occupancy rate was only at 78% with 11 vacant units and 2 more residents
moving out. Within my first 2 months as the property manager I had the
occupancy rate up to 100% and have not decreased in occupancy since.
February 2009 - August 2009 Meadow Wood Apartments (Dewar
Properties)
Tifton, GA - Property Manager
Manage an 80 unit apartment complex; supervise staff of 3 employees. All
work duties are the same as the position listed above.
Accomplishments- When I first started working at Meadow Wood apartments,
the complex was in dire need of structure and a good caring manager.
Meadow Wood had several issues that needed to be addressed immediately, I
gave Meadow Wood my undivided attention, had the property to 98%
occupancy rate before transferring to another property and brought the
crime rate down to 0%.
May 2007 - February 2009 Alltel Wireless
Thomasville, GA - Wireless consultant
Process transactions as needed in cellular phone company, including but
not limited to: new activations; contract renewals and upgrades;
insurance claims, and warranty exchanges. This was a commission plus
hourly position. Had to know all phone capabilities and phone prices, as
well as evaluate each customer in order to assist the customer with the
best phone for that individuals needs while finding more opportunity for
sales. Troubleshoot customers phone to determine what transactions needed
to take place. Complete all back office duties such as inventory and
shipping off phones in need of repair. I closed the store several times a
week which included counting and verifying all money, checks, and credit
card transactions that took place during that working day.
Accomplishments- During my employment with Alltel I received 2 awards for
excellent customer service 2007 and 2008.
May 2006 - May 2007 Northgate Apartments (Community Management)
Moultrie, GA - Property Manager
Managed a 112 unit apartment complex; supervised staff of 4 employees;
advertised vacancies; show vacant units to prospective residents; post
vendor invoices to be paid; collect and post rent payments; make daily
bank deposits; file evictions on delinquent accounts; conduct semi-annual
unit inspections; go over and complete move- in process including send
off any and all verification forms for qualifying process; ensure all
residents are abiding by the lease agreement and rules and regulations of
the complex; budget and manage all property expenses.
Accomplishments- During my employ at Northgate I kept my occupancy rate
up between 97% - 100%. When I accepted the position as Property Manager
the property was in a financial bind, with much hard work and effort I
slowly got all past due bills paid off, the property out of debt, and the
properties budget back in order.

Assisted manager in all daily operations of complex; conducted interviews
on prospective residents; went over all paperwork for new move-in and
annual recertification's; Showed units to prospective residents;
collected rent money from residents; answer phones; conducted competitive
market surveys of other local complexes.
Accomplishments- While working as a leasing agent at Northgate I built up
an excellent relationship with residents, vendors and management which
ultimately got me promoted to the property manager of this complex.

11 employees; prepare weekly work schedules; figured weekly payroll for
all employees; handled all customer concerns and complaints in order to
ensure guest was satisfied and comfortable with their stay; checked

maintained the quality and customer service of hotel; inspected guest
rooms in order to assure that they are in good standing for the next
