Reports to: Property Manager.
Essential Duties
Meet with prospective renters and take them on tours of the units and the property. Fill out guest cards in Yardi, property management software utilized at the property, for all leads.
Follow up with prospective new residents.
Process rental applications in Yardi.
Lease to and move in qualified residents. Learn Yardi to be able to create and send out leases to new residents.
Work with current and future residents if needed in setting up and using their resident portal in Yardi.
Maintain all resident files, ensuring completeness and accuracy of all paperwork and documentation.
Submit resident and property work orders.
Conduct resident move-outs in accordance with state law and company standards.
Work with Property Manager to maintain all account records and transactions. Participate in weekly calls to discuss and understand market rents and weekly traffic.
Maintain a calendar of scheduled move-ins, ensuring all move-in appointments are completed and all apartments inspected and compliant with established standards prior to move-in.
Update unit availability daily.
Assist in marketing functions including creating flyers, market surveys and shopping competitive properties.
Assist in planning property resident functions. Attend functions and participate as host for any functions as directed by property manager.
Provide clerical and phone support.
Contribute to cleanliness and curb appeal of the units and property on a continuing basis.
Demonstrate ability to resolve resident complaints and direct pertinent issues and matters to the property manager.
Stay on the cutting edge of market conditions, trends and product knowledge in the community and competitive communities.
Ability to work some nights, Saturdays and occasional holidays if needed.
Other tasks or duties as assigned by supervisor.

This position requires a high school diploma or GED equivalent
One year’s experience in residential property management or related field is preferred
Ability to fluently read and write English, accurately perform intermediate mathematical functions and use all on-site resident management software functions
Experience in the service industry is preferred
Licenses/Equipment
Valid driver’s license and currently automobile insurance required; position requires own vehicle to fulfill all job’s functions. Physical Demands
Physical demands include the ability to lift up to 30 pounds. The employee will be regularly required to sit; stand; walk; reach using feet, legs, back, arms and hands; talk and hear. The employee may occasionally be required to climb. Specific vision requirements include the ability to use close vision; distance vision; color vision; depth perception and the ability to adjust focus. The employee will be required to work at a personal computer and talk on the phone for extended periods of time. Must possess the ability to detect auditory and/or visual alarms and be available to work extended/flexible hours and weekends, as needed.
Attendance/Travel
This position is a full-time, hourly position. The work schedule will be Tu-Fr from 9:00 am -6:00 pm and every Saturday from 10:00 am -4:00 pm. This position requires the availability to work some nights, weekends, and occasional holidays if needed. This position also requires regular attendance and active participation/planning at all company functions and events.
