Job Description

Brexton is currently seeking a Senior Project Manager to join our team.The role of Senior Project Manager is to provide management for construction projects, in order to bring them to a successful completion, both on time and within budget. Projects range in size and complexity, from small renovations to large ground-up projects. Senior Project Manager must be able to manage construction schedules and use construction scheduling software, create and issue subcontracts, job cost, and communicate effectively with all parties involved.

Senior Project Manager will work closely with the Superintendent and will establish a good working relationship with the project owner’s staff. Senior Project Manager is expected to intimately know and understand contract documents and scope of project. Senior Project Manager will work closely with the Estimator, as a team, to prepare bid documents, invitations to bid, solicit pricing from subcontractors for each trade or portion of the project and then will buy out the project together as a team.

Responsibilities

Manage all operations of the project.

Work with the superintendent; establish a positive goal oriented team relationship.

Represent Client with Owner(s), Architects, Consultants, Government Authorities, Vendors and Subcontractors.

Know the Owner contract agreement and all applicable general and unique conditions of the contract requirements.

Know and manage the risks and differences of a particular project.

Buy-out / negotiate subcontract prices with subcontractors and purchase orders with suppliers. Perform scope review meetings with Estimator and subcontractors and suppliers in order to qualify the bidder.

Create a schedule of values and project logs, plan for project safety and mobilization, including review and validation with team members.

Maintain the buy-out schedule, write scopes of work, distribute and log subcontracts, write required change orders and purchase orders, and confirm compliance with project insurance requirements.

Develop a complete schedule with input from superintendent, subcontractors, suppliers, and others that may affect the outcome of the schedule.

Establish Project goals, a material management plan, a contract management plan, and a control plan for quality, submittals, and documents.

Ensure all aspects of on the job safety (hard hats, fall protection, clean-up, company safety policy, MSDS information, emergency evacuation plan, and all other OSHA regulations are being maintained and enforced on each project.

Job Requirements:

Must be a strong and organized leader with substantial analytical and problem-solving abilities. Excellent verbal and written communication skills are also required. Specific requirements include:

Minimum 5 years of experience as a Project Manager on commercial construction projects. Retail, Multi-family, Office, Medical, Restaurant and Design Build experience is desired.

Bachelor’s degree in Construction Management, Engineering or similar preferred but not required.

MS Office skills required: including but not limited to Word, Excel, Outlook, and Scheduling/Estimating program experience.
