Responsibilities include, day-to day maintenance and minor repairs for the property, common areas and other facilities, including performance of community maintenance work.

Work should be performed independently.

General supervision is provided by the Community Manager.

** Ideal candidate: customer service minded with experience in boilers, chillers, ptaps, plumbing, 2 pipe HVAC system (heating or cooling), minor electrical, and minor dry wall repair** Daily responsibilities: * Provide in-unit maintenance work and general maintenance in the common areas * Complete maintenance work as directed by the Chief Engineer * Manage all work orders assigned to them * Perform maintenance work; enter and update completed work in the Building Link system * Provide a high degree of customer service to homeowners, visitors, and coworkers * Communicate and follow-up with the Chief Engineer or Maintenance Supervisor the progress of work completed * Complete maintenance work on time, correctly and efficiently * Communicate any issues to the Chief Engineer or Maintenance Supervisor * Daily maintenance and custodial tasks performed year-round, seasonal, and on an as-needed basis.

Prioritize and complete Checklists and Work Orders in a timely manner.

Perform seasonal duties and winterize property as directed.

* Assist with property inspections.

Coordinate with vendors and subcontractors on maintenance projects throughout the property.

* Maintain the Office Building area, keeping the maintenance shop/office areas organized and cleaned and properly care for all tools and equipment.

* Candidate must be able to read, write and speak in English Pay rate: $25-$30 an hour.

* High School graduate or equivalent.

* Ability to read, write and speak in English is required * Ability to prioritize daily assignments and work order requests.

Ability to exercise sound judgment in emergency situations.

* Ability to work tactfully and respectfully with co-workers, homeowners and with general public.

* Software savvy; well versed in working though a ticketing system.
