Job Title: Development Executive

Reports To: Executive Vice President Status: Exempt / Full-time

The Development Executive is responsible for mixed use and residential developments from their inception to opening, including setting and implementing strategic direction from feasibility to close out. Responsible for hiring and directing the design teams (architects, consultants), the selection and management of construction service providers (contractors, construction managers) and interface with internal and external partners including accounting, management and leasing teams, local governments, and investors.

Duties and Responsibilities:

Fee-Based Development– Source development opportunities for the Company, the Development Executive will locate and/or assist in locating third-party fee development or re-development opportunities.

Site Evaluation – Assess mixed-use and residential ground-up and re-development sites. Analyze the primary and secondary markets the site may serve, demographics and competing sites. Interact with local municipalities and the brokerage community, as necessary.

Due Diligence – Identify and assess all primary risks to the development process including on-site and off-site issues, entitlements, leasing, market, economics and timing. Assess the level of interest from anchor and other tenants who may be candidates for the site.

Land Acquisition – Negotiate land purchase agreements, with approval of the business terms of the agreement by the Chief Development Officer and the Chief Executive Officer of the Company in advance of execution of the contract.

Entitlements – Cause entitlements, incentives, permits, and approvals from all applicable authorities. Responsibilities include assisting and coordinating with Chief Development Officer and other team members to determine the entitlements required to develop the property, driving the process of site design and layout and coordinating with various other functional areas of the Company during the entitlement process.

Leasing – Partner with the leasing staff to leverage relationships to expedite leasing objectives with quality tenants at or exceeding pro-forma assumptions. Develop and maintain relationships with potential tenants to drive future business.

Financial Management – The Development Executive will be responsible for constructing and managing the financial model project proforma, business plan for sourcing financing, and managing cost outcomes. Monitor the project budget both during predevelopment and development, once approved.

Communications Management – Responsible for reporting the project status on a timely/regular basis to management, partners and investors as well as conducting regular internal project review meetings that include internal stakeholders.

Qualifications:

8 10 years in the real estate development industry including mixed use and residential developments; successful track record of project volume and profitability, proven knowledge of a variety of real estate markets, and established industry relationships;

Bachelors degree in Engineering (Civil preferred), and Master’s of Business Administration;

Strong experience in residential development;

High degree of integrity and business ethics;

Driven to produce desired outcomes;

Ability to assess and minimize risk in developing projects;

Ability to accurately forecast revenue and expenses for projects;

Ability to manage multiple projects & resources, while adhering to strict deadlines & budgets;

Demonstrated team-building skills;

Strong work ethic;

Strong MS Office skills;

Excellent communication and negotiating skills.

LOCATION:

This position will be based in Columbus, Ohio with travel to the various locations of development projects required.
